Local knowledge is good too though.
Always go and have a look before you commit to anything, is my advice.
Rents/Leases are usually open to negotiation too.
I would stay in a hotel for a while and have a good scout around where you fancy setting up home.
Probably cheaper if your wife enquires though!
big tip steve send in your wife alone and take pictures if she likes the place because soon as you show your face $$$$$$$$$$ all of a sudden the lease price will sky rocket as you know .the philippino mentally would rather lose a potential renter than let a foreigner have it cheap .

Here's what they answered to some of my questions about leasing:-
Not my cup of tea, but might be just perfect for others............ Philippine law does not allow freehold but you can lease the land up to 75 years. Most retirees however, requires sellers to give them the title & ( SPA ) Special Power of Attorney to sell the property on behalf of the owner during the term of the lease This means you can sell or pass it on at a new 75 years lease again or freehold to local buyer.
In answer to your other question, in the event one of the partner pass away, you can continue to live in the property during the remining years of the lease or resell the property. .
