Here's some.........make 100% sure the title is clean. You can do this yourself.
Make 100% sure that no-one is 'squatting' there.
Make 100% sure no-one can ever 'squat' there.

As you're in the Philippines I'd imagine you know all the laws about buying real estate there.
If it were me I'd be looking at places which are either near under developed tourist spots or new international airports. Maybe in the Clark area, where Emirates are going to be flying into later this year. All depends on your budget and how long you want to invest for.
