I'm about to do it again, but this time with complications


Found a really nice place in a sub division in Angeles

Now, the thing is now that Shey has British citizenship and yet to apply for dual nationality can we (take that as she) buiy the house legally. Shey obviously still has a phillipino birth certificate but now holds a British passport.
So, can we go ahead and put a deposit down or do we have to wait until Shey has dual citizenship approved?

Staying near Fields Avenue at the moment, at the Lewis Grand Hotel.
I'd rather live a little bit further away from the main drag than be right in the center of it all, the differnce between the West End and and Chiswick shall we say

My wife signed again on another house.
This time in our village and I'm eager to have some construction work done. This looks like it could be 'the one' if I can do what's in my mind to do at a reasonable cost.

If not we'll rent it out. We're lucky we found some pretty good tenants so far.

That 250 sq m floor area is pretty good.

Currently we have 3 bedrooms, 3 CR/shower room on 190 sq m floor are and there's really plenty of room. On balance far too much for the two of us.
That why I'm keen to move into to this new place we just found.

Some folks are set against sub-division living.
Personally I have no idea why.
Our village is near perfect. Every amenity, great security peace and quiet and so much green and areas of trees wide roads underground drainage.

I find the rooms there facing the pool are very quiet
The rooms facing the church are noisy as you get all the road noise
I cant think of a better location in AC
It could be a lot worse you could be staying down lower fields avenue and thats really in the thick of it

Going back for a second viewing today. I keep looking but can't find anything with anywhere near the plot size for the money. One of my only concerns is the foundations as I may want to put another story on the house at some point in the future
Apart from that the house loooks ideal, with the main criteria of having a pool and a bit of garden for Charliegh to play in. I've found that most properties over here use near enough 90% of the plot size to build on, leaving no room for any sort of garden. Maybe that's typical of city life where ever you live though

It probably has something to do with the price of land. When we originally built our first house, the cost of having a similar sized garden was close to what we spent on the build.

Why buy?
Our R.O.I (money back) was 5 years on the first building and I project the same for the second.. That said,we bought,titled the land and built them ourselves.
If you have even the slightest doubt that your wife may scam you at a future date, then rent.. Simple as that.

When you purchased the land how could you be 100% sure that you were not being scammed
Sometimes even the lawyers are in on the scam and i would imagine even the paperwork could be reproduced

Nothing is 100% certainty with a land purchase here,I dont care what anyone says!!
You can put the odds in your favour by checking,researching and asking the pertinent questions about tax dec or titled land documents in Gov offices like the DENR,The land reg Authority,Municipal hall,Barangay hall,BIR,etc... Ask all the neigbours too!
My Mrs does all these checks and it can sometimes take a month or two if possible issues come up.
Requirements like Extrajudicial settlement papers and heir signatures should be checked by a lawyer..Your lawyer..Not theirs!! Right of way or access to lot must be a certainty..All needs to be checked.
Others here may be able to contribute and add to this list.

I am probably too cautious to buy any property outside of the UK but i do admire those who do

I am still hoping to find my little piece of Paradise out there, just the land and build the house myself, I do know i will never own it but it will be Ems once i have gone,
A simple house it will be so the cost if anything goes wrong , well long term it will work out cheaper then renting thats if i live till the grand age of 153
