I've found that most properties over here use near enough 90% of the plot size to build on, leaving no room for any sort of garden.

It probably has something to do with the price of land. When we originally built our first house, the cost of having a similar sized garden was close to what we spent on the build.

Unfortunately not, but still managed to negotiate a 500,000 discount.
Now if someone could arrange for the ROE to reach 80 before December that would be great
