    When you purchased the land how could you be 100% sure that you were not being scammed
    Sometimes even the lawyers are in on the scam and i would imagine even the paperwork could be reproduced

    Nothing is 100% certainty with a land purchase here,I dont care what anyone says!!
    You can put the odds in your favour by checking,researching and asking the pertinent questions about tax dec or titled land documents in Gov offices like the DENR,The land reg Authority,Municipal hall,Barangay hall,BIR,etc... Ask all the neigbours too!
    My Mrs does all these checks and it can sometimes take a month or two if possible issues come up.
    Requirements like Extrajudicial settlement papers and heir signatures should be checked by a lawyer..Your lawyer..Not theirs!! Right of way or access to lot must be a certainty..All needs to be checked.
    Others here may be able to contribute and add to this list.

    Very interesting it seems a lot of research must be done before any purchase
    I am probably too cautious to buy any property outside of the UK but i do admire those who do
    When i had the Internet shop in Makati i use to have sleepless nights and that was only a 2 year lease
