    New Builds

    Do we have any members currently building property who might want to share some pictures, highs and lows of their build?

    The purpose, is I am thinking of building something with the wife for her mum and dad.

    We have some land in Butuan City approx 3000sq mtr and 2 hectares overlooking lake mainit.

    I’ve decided on the latter as when We come to retirement age the city will just be too hectic.

    The lands covered in falcata’ s 5 yrs old. But we’ll cut some down to make way for a property.

    My thoughts at this minute are a 4 bed single story.

    Any input from people who have done self builds would be much appreciated, highs and low points are welcome.

    Good intentions, but where are you, where is your wife, and where are her parents living now?

    Who legally owns the land?

    Why should you build a four-bedroom ranch for your wife's Mum and Dad?

    We have constructed quite a lot of property here.
    Price of construction per Sqr meter can vary a lot depending if you manage the project yourself or hand it all over to a local contractor.
    Prices can range from 12K to 35K (Peso) per Sqr mtr.

    I wouldn't consider having anything above the size of a garden shed built here, unless I was able to personally 'supervise'. I'm assuming you don't already have ulcers ?

    I would also recommend that you take a look at the proposed construction site during the rainy season... as regards the likelihood (or otherwise) of flooding.

    The site already has a wooden house on it that’s not had any flooding issues over the last 5 yrs since we owned the land and it was there prior to that.

    The problem here Micheal and with most of the small/cheap houses with cheap roof design etc is that the inside produces heat much like a solar oven...You could probably roast a chicken in the livingroom around mid day.

    Below is how to build an earthquake proof solid concrete structure..(No CHB`s)45 Sq Mtrs for around 10.000 UK Pounds.
    Almost the same method we used to build our latest bungalow projects...Except the roof truss design!

    After this years visit, ive decided that a 4 bedroom place is ideal for us and have a design in mind.

    The location of our land is perfect and offers stunning views for me. Not a single mall in site

    just need to find some time now.

    My wife’s mum just had her house raised to the ground and rebuilt. Not sure where the money came from as my wife sends £200 roughly each month to her mum. So she’s not rich ��

    Probably going this year so will be interesting to see the difference between the old and new. So far my wife hasn’t really shown me decent pictures. And to be honest I try not to pay much attention. All I know it’s in the middle of nowhere 10 hours from Manila ��

    Thank goodness the broadband wire runs along the road out front though.
