Why rent if you can afford to own?
If you can afford a condo from P1.5 M - 4M (cash/installment brand new) in Cebu,
I can refer you direct to developer.
Foreigner can own condo and can sell it in the future.

Thanks for the imput guys I tend to find net based property is dearer (aimed at tourists)
And I decided long ago never to invest capital in the Phils untill they give me the same rights as everyone who lives here (dont like living in boxes in the air )
Just thought I would see if someone on here has a property that might be of mutual benifit:xxgrinning--00xx3:

Maybe some members can give more input.
Nobody knows if Philippines can change the law.
Too bad as they can only offer condo box.
I wish the gov't can change the law in fairness to foreigners.:xxgrinning--00xx3:

I see nothing wrong with a country not wanting to be owned by foreigners (as UK is in the main). If you want the same rights as the nationals then apply for nationality.

i do not think the philippine goverment will change the law regarding this matter....they just protecting the welfare of the filipinos. If they allow the foreigner to own a property in the philippines they can easily afford to get a whole island as they have the money to buy than most of the filipinos.

I agree with you GParry. Philippines is not a huge continent so the chance is very little.:icon_sorry:

Not allowing any foreign ownership of land in the Philippines is just plain stupid and very shortsighted. It restricts inward investment and is one of the reasons that the country has fallen behind other SE Asia countries. It is a simple matter to put in place restrictions on how much land an individual can own (1000 sq mtres seems to be accepted) and also restrict the activities a foreign company can do on any land it purchases, with confiscation if it breaks them. Retaining control, whilst encouraging investment is not difficult and the political lobbying against such change which goes on in the Philippines is entirely motivated by the current big power brokers there, the controlling families want to retain the status quo and keep the people in their place.
The people need to understand that such changes are ultimately in their interest too. More jobs and better conditions.

I don't think so as there are still many investors in our country. We have japanese investors and we both have no difficulties with them in investing in our country. In our city Santa Rosa (http://www.cityofsantarosainformation.com/), we have hundreds of Japanese investors alone. So leasing for 50 years renewable to 25 years is not totally a problem with foreign investors.
The land in the Philippines is so inexpensive and Philippines has just 3 big Islands.
China has huge continent and rich government and I am sure they can afford to buy the whole country and sell to America.:omg::omg::Erm:
I don't think all filipinos will want to learn chinese language. :D
And we don't want to be back to colonization again.:D

every law in any land have studied extensively...so stupidity must not be consider...some investor have been moved to thailand or indonesia just b'coz the labor there is cheaper compare in the philippines...its the corrupt goverment and the implementation of the law is the problem not the law itself.

the land area of the Phils is 300,000 squre klmt
the UK is 245,000 so the Phils is bigger and the land prices at least in cebu are dearer than the UK
If people that qualified for residency were allowed to own 1000sq mt as David says this would have in my view a positive effect with inward investment and confidence the reason the majority of Philipinos cant buy land is that the bulk is in the hands of a tiny % of the population who artificialy inflate its value.
If the Phils doesnt take the chance to join the 21st century its very likley that you will indeed have to learn Chinese when hunger overpopulation and anarchy overwhelm you all in about 25 years and the Chinese decide to help themselves to your unexploited natural resources.
It isnt the cheapness of labour thats loosing jobs and investment but the corruption and low productivety If you dont want the west by agreement you will end up colonised by the teeming billions who live just above you :xxgrinning--00xx3:

Plenty of reasonably priced places to rent here in DC. I'm thinking of something like this next time.
http://profiles.friendster.com/107501838
The mistake I made this time was not getting a place with a kitchen, it adds up dining out every day & night. So somewhere cheapish like this with a kitchen will do me, going to invest in a tent as well and take more trips to the neighbouring islands.

We cannot live in the water. :omg:
I don't know if you will have interest to buy water.:icon_lol:
Richest developers in our country are not Filipinos.
Lucio Tan was born in China, as well as Henry Sy. Zobel de Ayala family were from Spain and Mexico. They moved to Philippines and acquired citizenship.
Johncar54 was right.
If you want the same rights as the nationals then apply for nationality.
We are far fast learner when it comes to learning other language.:xxgrinning--00xx3:
If Filipinos works overseas, they can speak other language when they return back to our country.:xxgrinning--00xx3:
I agree with you about corruption. But Philippines is not for sale and we better live poor with good values rather than colonized again and treat us idiots.
You can buy using your GF name, and enter into an agreement to lease her property. If you have agreement for 50 years, she has no right for the property covering that year. Or follow Johncar54 advice.

My Mrs is embarrassed by the fact that I cannot own land in the P.I whilst she has equal property rights with me in the UK..
She reckons its a very bad policy that actually does nothing to benefit Filipino`s...I think perhaps she is right.
The U.S and Brit governments need to demand parity and stand up for its citizens abroad!! lol..AS IF!!
However..The bill to change this section of the constitution has a majority of senators in favour I read somewhere so who knows..

I see nothing wrong with preventing foreigners owning land. As I said above, if they are that interested and have the good of the country at heart, then they should apply for nationality.
As for comparing the situation with that which exists in UK does anybody really think the UK is so wonderful ? I don't that's why I live in Spain.

I dont know really what you mean by "indigenous water. Penny :Erm: praps flooding when it rains?
Land area: 115,124 sq mi (298,171 sq km); total area: 115,830 sq mi (300,000 sq km)

What you say about leasing is covered by an interesting catch 22 you cant lease from your wife so encouraging at the very least a live in relationship only .not many Filipinas are enthusiastic about this more tea father:icon_lol:
Secondly there is the anti dummy laws which basicaly say if you try to curcumvent the owning land rule by a nomanee they can grab it applies to businesses to anyone thinking of investing in such "opportunities" would do well to read that in full
As you may have guessed this is a subject I feel passionatley about as it is fundamentaly racist as well as being short sighted and definatly not cricket If Europe and The Americas defended the rights of there citizens by only allowing 10,000piso equivalents to leave the country with the owner removed the right to own property (sell it in a reasonable time) and reserved occupations for all those who are not here as specialists it would all change in a heart beat.
The way not to be treated as idiots and be colonised is to have a secure equal in the law and democratic system with a strong economy as I said China is resource hungry and has her eyes on controling asia by fair means or foul I wouldnt count on the west to come running as we dont have a strong interest to defend
Freds point is also well made
My answer John to your point is that to really have the interests of the country in which you choose to live at heart it needs to be inclusive not racist owning and peacefully enjoying your own home is a fundamental human right ,sure if a country doesnt allow foriegn residency no probs but for me the litany "we are only guests" doesnt wash unless its the same for that countries nationals here

British humour Penny your links figuers are the same as mine second one is land area
70 Philippines 87,857,500 300,000.00 292.86 115,830.60 758.50
71 Ecuador 13,363,600 283,560.00 47.13 109,483.08 122.06
72 Burkina Faso 13,925,300 274,200.00 50.79 105,869.17 131.53
73 New Zealand 4,035,500 268,680.00 15.02 103,737.89 38.90
74 Gabon 1,389,200 267,667.00 5.00 103,346.76 13.44
75 Guinea 9,467,900 245,857.00 38.51 94,925.88 99.74
76 United Kingdom (UK) 60,441,500 244,820.00 246.88 94,525.49 639.42
I think the use of the word colonisation is not accurate as no one is sugesting that a couple here in the UK shouldnt be able to jointly own there own house the reality is that even in the best of situations if a couple own a property in the Phils and the Filipino dies first the spouse is forced to sell with in a year
I also know personaly several expats who had the same dream which then became a nightmare because the law is not applied equaly and therefor acts as an encouragement for people to behave badly (present company excepted of course) I have no problem with a country deciding to be racist as long as they expect and recieve the same treatment for their own nationals abroad and dont expect me not to notice and comment.
I had thought the responcability for this rests with the power elite rather than the wishes of the general public but perhaps Im wrong and its been sold as patriotism :xxgrinning--00xx3:

Problem is Keith they openly tolerate racism within their own society..
My niece recently came from the province to stay with us in Manila to find work..She filled in an application for sales lady in Robinsons but screwed up with one of the requirements.
She was too black.
She is now sheltering in one of my units in out of the sun scrubbing herself with whitening soap.
